On the following pages you will find the Dearborn
Heights Rental Ordinance. This Ordinance has been in effect since
November of 1995. This ordinance requires an inspection for any
change in occupancy.
If this Ordinance applies to you, please take a few
moments to read over the next few pages in order to better understand
the Rental Program.
ALL CERTIFICATE OF OCCUPANCIES ARE GOOD FOR AS LONG
AS THE TENANT WHO'S NAME APPEARS ON IT STILL OCCUPIES DWELLING
Please follow the instructions below for your inspection:
INSTRUCTIONS FOR COMPLETING CERTIFICATE OF OCCUPANCY
INSPECTION FOR RENTAL PROPERTY :
- SCHEDULE YOUR INITIAL INSPECTION FOR
THE OCCUPANCY OF YOUR TENANT.
- IF YOUR RENTAL PROPERTY IS OCCUPIED , YOU MUST IMMEDIATELY
SUPPLY THE BUILDING DEPARTMENT WITH A COPY OF THE "CARBON
MONOXIDE TEST" FOR THE FURNACE. YOU WILL HAVE "30"
DAYS TO COMPLETE THE INSPECTION. YOU MUST CALL US BACK OUT TO
REINSPECT THE WORK THAT YOU HAVE DONE.
- IF YOUR WORK IS COMPLETED WITHIN THE TIME FRAME ALLOWED AND
THE REINSPECTION IS COMPLETED, WE WILL ISSUE A CERTIFICATE OF
OCCUPANCY IN YOUR NAME AND YOUR TENANT’S NAME.
THIS INSPECTION WILL BE GOOD FOR ONE OCCUPANCY ONLY. WHEN YOUR
TENANT’S MOVE OUT AND YOU HAVE A NEW TENANT, YOU WILL MUST HAVE
THIS PROCESS DONE AGAIN.
YOU MUST HAVE A NEW INSPECTION EVERY TIME YOU CHANGE TENANT’S
REGARDLESS OF HOW LONG THEY HAVE BEEN LIVING THERE.
- IF YOUR RENTAL PROPERTY IS NOT OCCUPIED , YOU HAVE A YEAR TO
COMPLETE THE INSPECTION.
BUT, ONCE YOU OCCUPY THE HOME WITH A NEW TENANT, THE INSPECTION
HAS TO BE COMPLETED IMMEDIATELY AND THE "CARBON MONOXIDE
TEST" MUST BE TURNED IN IMMEDIATELY.
- IF FOR SOME REASON THE ABOVE RULES CANNOT BE ABIDED BY, POSSIBLE
EXTENSIONS WILL BE GRANTED ON A CASE BY CASE BASIS.
